The Student Union, Inc. is 501(c)(3) nonprofit auxiliary that maintains three major facilities at San José State University in downtown San José, California. These facilities include the Diaz Compean Student Union Building, the Provident Credit Union Event Center (PCUEC), and the Spartan Recreation and Aquatic Center. The Student Union, Inc. functions as part of the Student Affairs Division on campus, and is governed by a Board of Directors made up of a student majority, faculty, and administrators.

Job Summary
Under the general direction of the Executive Director, the Director of Facilities & IT is responsible for ensuring the operation, maintenance, service and repair of all Student Union, Inc. facilities, building systems, equipment and appliances, including heating, ventilation, plumbing, electrical, mechanical, refrigeration, air conditioning, door systems, security and life safety systems. This includes the mechanical, electrical, logic, pneumatic and electronic controls associated with these systems. This position oversees all operations and on-going planning of the Information Technology (IT) department, and has oversight responsibility of budgets for both departments, as well as creating and implementing policies, procedures, and related training programs for use by students, facilities operations, and IT staff across the SU organization.
This position collaborates with SU directors and managers, facilities operations staff, contractors, consultants, architects, university personnel, regulatory agency staff, and others involved in maintenance, repair, renovation, construction, and IT projects for SU managed facilities, in accordance with applicable building codes, regulations and operating guidelines.
This position must work collaboratively with Facilities Design & Operations at SJSU extensively to manage both the operational needs and the short- and long-term needs of the facilities.
Communicating and planning preventive maintenance and troubleshooting with tradespeople are critical for this role.
Duties and Responsibilities
Ensures the upkeep and maintenance of all buildings and facilities systems, including HVAC, plumbing and electrical, buildings and facilities structures, fixtures and equipment through a documented computerized inspection process.
Determine appropriate routing of work orders between Student Union, Inc. facilities staff and FD&O trades staff consistent with MOU’s and agreements.
Follows procedures and expectations for MOU’s and operating agreements. Provides feedback and refine MOU with FD&O to ensure upkeep, maintenance, and regulatory and building code requirements are met.
Participates on behalf of the Student Union, Inc. on any capital planning in collaboration with FD&O staff and related efforts along feasibility and programming studies.
Supervises, recruits, and trains the IT Manager and Facilities Technicians, as well as assisting in the recruiting and training of staff in the IT area when appropriate.
Participates in the preparation, monitoring and adherence to approved budgets
Serves as a member of the department executive leadership
Oversees and provides inspection of work being done in SU facilities
Assists in the development, implementation and maintenance of a preventative maintenance program in conjunction with FD&O.
Ensures the planning, prioritizing and coordinating of long- and short-term maintenance and repair projects. This includes working with department partners in developing a long-term facilities repair and maintenance plan with associated costs with anticipated
Prepares administrative reports, project reports and project
Assists in the planning, development and preparation of bid specifications for department projects in both facilities and IT in conjunction with FD&O.
Assists in the development and monitoring of maintenance and IT
Oversees outside contractors and vendors in conjunction with campus
Inspects and evaluates work performed by SU Maintenance Facilities, IT department, SJSU FD&O, outside contractors, and campus partners.
Develops, implements, and maintains the department Emergency Preparedness
Oversees department safety program to include but not limited to, the emergency equipment and supplies, MSDS records, and Cal/OSHA and OSHA compliance
Meets with all university, local and state inspectors and ensures compliance and appropriate remedies to concerns.
Serves as liaison with University Facilities Management (FD&O) and operations
Ensures the maintenance and management of appropriate keys, key cards and building access systems in conjunction with FD&O.
Oversees and coordinates assessment in assigned areas of

Minimum Qualifications
Bachelor’s degree in Business Management, Construction Management or related field required, Master’s degree preferred.
Minimum 8-10 years of progressive management and supervisory experience in student union operations and/or facility management required.

Ability to operate an office workstation, utilizing word processing, spreadsheets and other computer applications.
Knowledge and skill in budgeting and fiscal
Demonstrated knowledge of trades such as plumbing, carpentry, electrical, HVAC and
General knowledge of heating, pneumatic, lighting, refrigeration, and other mechanical equipment and the methods, tools, materials, terminology, maintenance, and repair of such equipment.
Thorough knowledge of OSHA regulations and other routine and preventative safety practices related to facility management.

Experience supervising or managing Information Technology in a university environment and work in an auxiliary department preferred.
